Our Plan for Kings Warren
Outline planning permission was granted by Forest Heath District Council in 2003 for Kings Warren to provide 1250 new houses (including 250 affordable homes), business land, a new primary school, sports and leisure facilities, and a Village Centre. As part of the permission, Crest Nicholson agreed to make a number of improvements and financial contributions in the wider community through what is called a Section 106 Agreement. These obligations include:
- Contributions to the County Council to implement improvements to the Fiveways Roundabout and to the local highway network associated with Red Lodge.
- Crest Nicholson will make a series of financial contributions to the County Council to improve the provision of public transport facility to and within Red Lodge.
- Traffic calming of Warren Road to reduce vehicle speeds and create opportunities for safe pedestrian and cycling routes between Red Lodge and Kings Warren.
- The provision of significant areas of public open space available to the whole Red Lodge community.
- Provision of a site for a school for the children of Red Lodge and Kings Warren.
- A new sports complex including football and cricket pitches plus a multi games court, changing facilities and pavilion, open to the public and for use by the residents of Red Lodge and the surrounding villages.
- The provision of a 1 hectare area of allotments with 50% of these being reserved for existing residents in Red Lodge and the balance being for those residents living in Kings Warren.
- The inclusion of an area of employment land suitable for a range of commercial activities is to be created to assist in the future growth, sustainability and prosperity of the Red Lodge community.
- Responsibility for the costs associated with the monitoring of the development.
- Funding for the Red Lodge Millennium Centre and payments to the District Council in order to meet the cost of a Community Development Officer who will assist in assuring that a vibrant and effective community is created between the existing and new development.
- The provision of 250 affordable houses for rent or to purchase an equity share of in partnership with a local housing association to assist the requirements of the local area
- The provision of a mixed use Village Centre which will form a focal point for the future development, adjacent the new school. The outline planning permission allows for up to 3000m2 of retail floor space in no more than four shop units.
- Contributions to public art proposals which will be incorporated throughout the development.
- Financial payments which will be made to assist in Forest Heath’s intentions to undertake a programme of environmental improvement throughout the existing village.
